News September 2015
There isn't much! No news at all on the school proposal. We had our AGM - thanks to everyone who came and apologies for the rather short notice which may have prevented others from coming.
Where is the development happening?
As I was down there the other day, I took a closer look at the new developments immediately surrounding Broomfield School, where a temporary primary is situated - the one that the council would like to relocate on a permanent basis to Grovelands. I knew that the developments were big but I had not realised just how big. What is more, I stumbled across another huge development I was unaware of just on Bowes Road to the east of Powys Lane, stretching almost as far as the railway bridge, so close that you can easily see Bowes School from outside.
This got me looking at the Enfield website for more details. Basically we have under construction:-
- 62 residential units on the corner of Bowes Road and Telford Road (SE corner of junction with Wilmer Way)
- 56 residential units on the corner of Bowes Road and Wilmer Way (NE corner of same junction, backing on to the school)
- 120 residential units on north side of Bowes Road east of Powys Lane, between Hardwicke Road and Pymmes Close
In Telford Road round the corner, some new blocks have already been completed:-
- 33 residential units at the junction with Pevensey Avenue
- 43 residential units at the junction with Bexhill Road.
That is a total of 314 new units. Not necessarily 314 additional units as there were dwellings there before but I suspect that some of them had been out of use for some years.
In addition, the Ladderswood Estate redevelopment is going to provide over 500 new homes where there were previously 161. And there is a site currently used for commercial parking up for sale on Bowes Road, backing on to Broomfield's playing fields.
All of these redevelopments fall in the Southgate Green ward, which is the one ward anywhere near Grovelands which shows projected growth in the demand for reception places at primary schools. If there is any substantial development proposed at the northern end of the ward I am unaware of them. There is a block of 5 flats (Emilia Court) in Southgate ward just north of the boundary, while Hobart House near the station has been converted from offices into 40 flats, but nothing remotely comparable in scale is happening. In fact, the only sizeable development propsoed in the area is ... the primary school.
These number reinforce the question that we have been asking for months - if there is going to be huge extra demand at the southern end of Southgate Green, why not provide new primary school capacity there rather than at Grovelands?
Planning applications
Don't forget that the site carries details of current planning applications in the area. This month has seen new applications for numbers 51, 85 and 105 Wynchgate, 57 and 60 Park View and 20, 52, 192 and 222 Winchmore Hill Road.
Cycle Enfield, Broomfield House and (the field alongside) Enfield Road
There are wider issues in Enfield in which you may be interested. Cycle Enfield (or mini-Holland) has had a lot of publicity. Green Lanes and Church Street are some way from the GRA's area and it is not soemthing which your Committee has seriously discussed but the proposed changes could impact on your travel and there are concerns about the viability of some of the retail shops on the route. There is a consultation on the A105 (Green Lanes etc.) stage of the scheme.
A consultation has also been launched on the future of Broomfield House. A key Conservation Management Plan has been produced at the request of Historic England (ring any bells?). This is available from the same web page. What's that - did I hear someone say "ideal place for a primary school right next to the Lakes Estate"? More seriously, the saga of Broomfield House has been running for decades and it really needs a resolution.
It has also recently emerged that there is a proposal to build housing and a new secondary school on the Green Belt land to the south of Enfield Road, particularly familiar to anyone who uses the top deck of the 121 to get to Enfield. This is at an early stage but The Western Enfield Residents' Association, FERAA and other opponents are getting themselves organised. There is a petition here.
